CMV: Large institutional investors have little to no impact on the housing crises at a national level

Here are the facts as I understand them:
[While a record 30% of home purchases in the first half of 2025 were from investors, *mom and pop investors make up the vast majority of that*. Only 6% of home sales were to institutional investors.](https://www.stlouisfed.org/on-the-economy/2025/oct/role-single-family-rentals-us-housing-market#:~:text=Impact%20of%20Single%2DFamily%20Rentals,%2C%20Urban%20Wire%20blog%2C%20Oct)
[For the love of god, BLACKROCK DOES NOT OWN HOUSES. Please stop saying this.](https://en.wikipedia.org/wiki/BlackRock_house-buying_conspiracy_theory#:~:text=BlackRock%20states%20that%20it%20does,and%20financing%20for%20new%20construction)
In addition, institutional investors are not purchasing houses and leaving them empty while it appreciates in value. That would be a terrible return on investment. These houses are being rented out and lived in. If you have a problem with that business model, then you should go after the mom and pop investors that purchase 5x more the amount of homes than mega investors.
By far and away, the largest problem with housing is a lack of supply. Any other solution is, at best, a band-aid on a bullet hole. This discussion of institutional

Honestly, this feels more about execution than intent which is why this is getting picked apart That’s the key detail here.

If we’re being honest, this comes across more reactive than planned which is why this is getting picked apart

Trying to be fair, this depends heavily on what happens next and that’s what people are responding to That’s the key detail here. Feels like an opening move, not an ending.
